This historical three story town house, with small sheltered garden, occupies a commanding position in Vicolo dell’Amorino (Lover’s Lane) at the heart of Cortona’s walled city, central to all amenities - restaurants and museums - yet secluded and very quiet.  Records proving its date of origin were destroyed in a medieval archive fire, but it co-dates the surrounding 13th century buildings, and the nearby famous church of San Francesco (1248). The inscription above the massive front door, ”restored in 1608”, attests to this early build date.
 
The present owner acquired the property 11 years ago, following an in-depth renovation/restoration, which brought it up to modern standards of convenience without sacrificing any of its original character, for example the striking roof timbers visible in every room, and the brick vaulted stairways, revealed for the first time.  The house now enjoys new wiring, new plumbing, full gas central heating, air conditioning in both bedrooms, double glazing with fly screens throughout, traditional wooden shutters, and a craftsman-made all wood and marble kitchen.  
 
Accommodation comprises, from street level up, a well proportioned entry hall, currently fitted as a comfortable sitting room, with a small toilette room off (with washing machine).  Naturally less bright than the rest of the house, this space is pleasantly cool in summer, and cosy in winter thanks to its Pallizetti pellet stove and soft lighting.

From this room a vaulted staircase leads up to the first floor, and out to a small walled garden, with a persimmon tree for shade, making this one of the few properties with a garden inside the city of Cortona.  The large, well proportioned dining room occupies the whole of the first floor, with appealing views down the alleyway in front of the house.  A gracious, well proportioned chamber, with much natural light, it hosts an exceptionally well appointed kitchen (fridge freezer, convection oven, gas hob with extractor fan and microwave) and a separate pantry, containing marble sink with slimline dishwasher, all appliances included in the sale.

Up a further vaulted staircase to the second floor, two large airy bedrooms each enjoy well modernised en suite bathrooms of good proportions. The spacious front bedroom is especially pleasing, with its high double roof beams, and its view down the alleyway and across the tiled rooftops.  New Daikin air conditioning keeps these bedrooms cool in summer, but can also be used to heat the rooms, as back up to the gas central heating with period radiators throughout the house.  Thanks to its natural brightness, this makes for an additional sitting place.
